NOTICE OF PUBLIC HEARING
Notice is hereby given that the Planning Commission of the Town of Warrenton will hold a Public Hearing on Tuesday, September 16, 2014, 7:00 P.M. in the Warrenton Town Hall, 18 Court Street, Warrenton, Virginia, on the following item(s):
Special Use Permit 14-03. 188 Main Street - Dwelling units, Two-family. The request is per Article 3-4.3.3 of the Zoning Ordinance to allow use of the site for the above-mentioned use, which is permissible with a Special Use Permit in the Residential R-6 District.Located on the corner of Main and Clay streets, the subject property (GPIN 6984-52-3770) is 0.4558 acres and contains the circa 1830 William H. Jennings house, a single-family dwelling, and a slave quarter, both of which contribute to the Warrenton Historic District. Certificate of Appropriateness 14-29 for an addition connecting the dwelling and outbuilding has been approved by the Architectural Review Board. The Comprehensive Plan identifies the property as Medium Density Residential, which includes single-family detached residential dwellings at densities up to five dwellings per net acre. The applicants and owners are Jennette and Robert Simpson.
People having an interest in the above are invited to attend the hearing and state their opinion regarding the above issues. A copy of the application and information is available for review in the Department of Planning and Community Development located at 18 Court Street and is available for review Monday through Friday, between the hours of 8:00 AM and 4:30 PM.

LOUDOUN COUNTY LEASE NOTICE

The Board of Supervisors of Loudoun County is seeking to lease a minimum of 8,000 gross square feet to a maximum of 10,000 gross square feet of Class A office space, preferably in a mixed use development setting, to use as space for the Countys Department of Economic development. The initial lease term will be for five (5) years, with five (5) one (1)-year lease extensions. The County desires occupancy no later than the third quarter, 2015.

The term ”Class A office space, as used herein, is defined by the Building Owners and Managers Association International (BOMA), ”as the most prestigious buildings competing for premier office users with above average rental rates for the area along with high-quality standard finishes, state of the art systems, exceptional accessibility and a definite market presence."

The required space must be located within the corporate limits of the Town of Leesburg; or within a 3,000-foot wide corridor centered on Harry Byrd Highway (Route 7) and extending easterly from Leesburg along Route 7 to Sully Road (Route 28); or within a 3,000 feet wide corridor centered on Loudoun County Parkway (Route 607) and extending southerly from Route 7 along Loudoun County Parkway to the Dulles Greenway (Route 267); or within a 3,000 feet wide corridor centered on Route 28 and extending southerly from Route 7 along Route 28 to the Dulles Toll Road (Route 267). A facility that is also visible from and has direct access to the above mentioned roads is preferred.

When build-out is complete, the facility must meet all Federal, State, and County laws, regulations, and ordinances, including, but not limited to, fire prevention, life safety, Virginians with Disabilities Act, and Americans with Disabilities Act. The facility must also meet the minimum parking requirements of the Town of Leesburg or the Loudoun County Zoning Ordinance, as appropriate, for office use, or a minimum of 4.0 parking spaces per 1,000 rentable square feet leased, whichever is greater.

This is a request for information only. All proposals in regard to the facility must be received (4 copies) at the addresses below no later than 5:00 p.m. on September 25, 2014. Such proposals must provide a complete description of the facility that includes the minimum following information:
1. The street address of the facility.
2. The County Parcel Identification Number (PIN) of the parcel upon which the facility is located.
3. An approved site plan that clearly shows the location of facility and the parking (including the number of spaces) for the facility.
4. Interior floor plan indicating the locations of all columns, entrances, and exits.
5. Photographs of the exterior and interior of the facility.
6. Current tenant roster for the building within which the facility is proposed to be located.

The County will evaluate all received proposals based on the minimum criteria listed herein and select those proposals that meet the minimum criteria for further consideration. Do not submit cost information.

Lease negotiations are subject to project approval by the Board of Supervisors. If approved, lease negotiations will commence thereafter with anticipated lease execution in the spring of 2015.
