REZ #2014-03 & SUP #2014-06: Manassas Muslim Association

To consider an application from the Manassas Muslim Association to rezone approximately 10 acres of land from I-2, Heavy Industrial to I-1, Light Industrial with Proffers. The property is addressed 9059 Euclid Avenue. The applicant has also applied for a Special Use Permit on a 6.4 acre portion of the property, to establish a place of worship and private school within an existing building on the site. The property is identified by Tax Map Number 100-01-00-147E. The site is designated as Industrial/Suburban Business within the Character Areas Map of the Comprehensive Plan.

REZ #2014-04 & SUP #2014-05:
New Baldwin Elementary and Intermediate School

To consider an application from the Manassas School District to rezone approximately 12.76 acres of land from R-2-S, Small Lots, Single-Family Residential District, to B-3.5, City Center Transitional District with Proffers, located at 9000 Tudor Lane. In addition, the applicant filed for a Special Use Permit for a public use to construct a new intermediate school and to relocate the Baldwin Elementary School adjacent to Tudor Lane. The proposal will house both schools within the same facility. Sports facilities are proposed adjacent to the new school facility and at the current location of Baldwin Elementary on Main Street. The Special Use Permit includes the following addresses: 9000 & 9005 Tudor Lane and 9521, 9601, 9603 & 9705 Main Street. Except for 9000 Tudor Lane, all parcels will remain zoned R-2-S, Small Lots, Single-Family Residential District. The site contains the following Tax Map Numbers: 100-01-00-220, 220A, 125, 130, 131 and 132. The Land Use Map of the Old Town Sector Plan of the City of Manassas Comprehensive Plan designates this site as Mixed Use and Civic/Government/Institu tional.

Appeal of a Decision by the Architectural Review Board
ARB #2014-40: Mergler Residence

To consider an appeal by Rod and Leigh Mergler of a decision by the City of Manassas Architectural Review Board to deny the replacement of all windows on the home with premium double hung wood windows with simulated divided lights to maintain the connection to the original window massing. The house is located at 8902 Center Street at the intersection of Center Street and Maple Street. The Tax Map Number of the property is 100-01-00-32. The property is currently zoned R-2-S, Small Lot, Single-Family Residential District.

This meeting is being held at 9027 Center Street, in a public facility believed to be accessible to persons with disabilities. Any person with questions on the accessibility of the facility should contact the City Clerk at the above address or by telephone at 703/257-8280. Persons needing interpreter services for the deaf must notify the City Clerk no later than July 17, 2014.
